When to Consider Re-Roofing

A leak, of course, is the most obvious clue that your roof needs some attention. Leaks can be caused by a variety of reasons, including ice dams, shingle blow-off or improperly installed or deteriorated flashing. Don't just look for a drip coming from the ceiling, though. Signs of moisture also include discolored spots on the wall, loose wallpaper, peeling paint on the ceiling or a damp smell in a hallway or room. And remember that water traveling into your home may take a circuitous route, running down rafters, top plates, studs and sole plates before reaching your ceiling.

A roof is much more than just shingles. When you replace your roof, be aware that it is a system of integrated parts: shingles, felt or shingle underlayment, ventilation and insulation. Working in unison, these elements can provide maximum performance and efficiency. Shingles by themselves may look nice, but without considering the whole package, you could be looking at major roof or attic problems down the road.

We have a 3-Tab roof and I have noticed that the edges of the shingles are starting to curl up. What causes this to occur and what do I need to do to stop the curling? Asphalt /fiberglass 3-Tab shingles are covered with granules that protect the asphalt in the shingle from ultra violet (UV) rays. The UV rays will dry out the asphalt quickly and cause the shingle to curl up. When the curling starts to happen your shingles have no more years of protection left in them. You can save money by having your present roof recovered if you have no more than one layer of roofing on your home. If you wait and allow the curling to continue you will need to tear off your roof. This will add substantially to your costs. Your roof provides protection, visual appeal and adds market value to your home.

I am not having any problems. Why do I need to replace my roof? The hail took off granules from your shingles. The granules are the shingles protection from the ultra violet (UV) rays. The asphalt will breakdown if the granules are gone. The breakdown of the asphalt causes curling or puffing of the shingles. A roof should be replaced after hail to prevent the curling or puffing of the shingles. Excessively curled or puffed shingles will need to be torn off adding the roof replacement cost substantially.
